Millie: Week 34

I hope you enjoy these weekly updates as I learn to navigate through the business of flipping houses.  This flip, Millie is the most challenging and most exciting yet! You can find more about this house and about my 3 previous flip houses here. I.  Am.  Spent.

This entire past week has been a blur.  I don't think I've ever worked more in my life.  But, Millie is LISTED!!!  It would be pretty long and boring to list out everything that got accomplished this past week, but the quick of it is that the house went from a construction mess to a liveable gem (in my humble opinion).  I'm still working through my to do list before the big open house on Sunday, but she's looking pretty darn sexy!

All the major items are completed, the house is mostly staged (a bit more accessorizing to come), and Monday will be the start of the big before and after reveals!  I do feel a little bad keeping you waiting, but I need time to pull together blog-worthy before and afters and right now all my energy is going into wowing potential buyers.  And I hope they will be wowed.

Per my usual, for staging I stole a lot of items from my own house, craigslisted and thrifted most of the furniture and supplemented with a few new accessories.

House hunters will be in for a cheeky surprise as they go through the house.  I've noticed that almost every single person who comes through is compelled to open this little dining room nook.  So I felt compelled to catch them in the act.

It wasn't all the cherry on top this week, I still had some messy stuff like tiling to do.  Nothing like waiting until the eleventh hour!  The back entry way (visible from the kitchen) got black penny tile that has been patiently waiting for oh about 6 months.

And can we talk about the new shower curtain for a sec?  Ever since I painted the tub green....

I've been hunting for a shower curtain with navy and green.  I stumbled on this one on amazon.  With the nautical secret in the basement, I couldn't stop myself.  And it's perfect.  I hope the future buyers negotiate it into the deal.  It belongs in this bathroom.

I'm crossing my fingers and whatever other extremities in hopes that this house moves fast.  While I'm beyond ready to move on to another adventure, I'm also excited to pass the house on to someone who will continue it's story.  Sorry so cheesy- Millie and I have apparently bonded.  I did get a visit this week from one of the women who grew up in the house.  It was so neat walking through and hearing someone else's stories about the house- like how the large, glass-doored dining room built-in used to be a gun cabinet and how her dad used the large closet in the former master as an office- see??

Millie: Week 33

I'm so confused as to what day it is that I almost forgot to take progress pics to show you today!  In my defense, I painted until 10 last night and all of the over time is making me a bit loopy.  Luckily we're listing on MONDAY!!  I'll still be working on remaining to-do items after list before the big open house a week from Sunday, but I can finally see a few days off in my future.  I have kittens that need cuddling and a social life that needs severe CPR (hey friends, remember me?).......But, HOUSE!

Oh boy, the kitchen... just you wait.... my favorite kitchen that I've done. ever.  I spent a bunch of time in here this week again, but every second was worth it.

All the original cabinet doors are back up, new hardware is installed on all the cabinets and I finally got to take the film off all the appliances.  It's always like unwrapping Christmas presents.

It's also the first room to get totally cleaned and get a first pass at styling (my favorite part!)

Although, admittedly, hand lettering in chalk is not my forte.  I need lots of practice...

One thing I have down pat, though, is my Craigslist wheeling and dealing.  A few weeks ago, I scored this sweet vintage bar cart off of Craigslist which is a perfect fit for this little nook.

In addition to the spiffy kitchen, the rest of the first floor is looking all shiny and new now that all the floors and the stairs are completely refinished.

The next few days are the most exciting for me by far.  Not only do I get to stage, but I get to see all my visions finally come together! Even though we're listing next week, I'll be saving the big reveals for the following week (sorry!).

The reveals will be so worth the wait, though- it'll be a week worth of reveals!  This house is far too big to fit all the before and afters into just one post!!  Plus, let's be honest, I could go on about that kitchen for days alone.  Don't worry, I won't... but dude, someone better fall hard for that kitchen.  But I digress.  Back to work!  This house won't finish itself!

 

 

Millie: Week 32

Yesssssss guys, this house is starting to look like a house again!!!  Forget my lists that are still miles long.  The mess is slowly dissipating and it's beginning to look liveable once again.

The master suite will be the first area on the first floor to be mostly complete.  In addition to more paint, the bedroom and closet got working lights,

and the whole master suite got a 3rd coat to finish the hard wood floors.

Even though I still have a few smaller items on my list for these rooms, they will be completed with booties on so as not to muck up the pretty new floor.

My flooring guys will be very busy the next few days in the rest of the first floor as well.  They got started with sanding the dining room and stairs yesterday, today they tackle the living rooms.

I attempted to channel the Energizer Bunny this week and have painted almost every surface, cleaned, organized, schlepped stuff home that I no longer need at the flip, patched remaining holes and ceilings,

and did one more really pretty thing:

Mmmmm I heart those shelves.  The top shelf needs staining still and I only threw some staging stuff up there to get it out of the way (and maybe for a bit of self-indulgence), but aren't those shelf brackets dreamy??  They're not actually vintage but they look like they could be which sometimes is just as good. (Circle shelf brackets from Rejuvenation) And they're sturdy so Ms. Future Buyer won't have to worry about those shelves holding all of her fancy china.. or something.

I'll pretty much be working non-stop until we list, but things are finally coming together with a nice little bow.  Yes, I'll still be working on numerous items after we list, but by the end of next week I'll be starting to take some glamourshots for the listing.  And the happy dancing will ensue.

I'm already exhausted just thinking about the next week, but it'll all be worth it!
