Cole the Flip House: Week 12

Week 12 of flips always makes me think.  Week 12 was listing week on our first house, Clark (also the one with the least work needed!) and week 12 for Millie (the biggest project) I was still working on demo and was just past 1/3rd the way through it's 34 week timeframe.  Week 12 on Cole is nearing the end and it's very exciting!

 

 

I decided to go all white for the walls and trim on the first floor.  The goal is for the space to feel clean, open, and full of possibilities for the potential buyers.  Upstairs is closest to completion with just floor refinishing and bathroom accessories to make it feel finished.

 

 

The bedrooms got my favorite light gray (Balboa Mist) and the new jack and jill powder room got white walls and the same tile as the first floor bathroom.

 

 

As you can see, light fixtures (except for 1 because I don't have it yet...) have been installed.  I'm really looking forward to sharing final photos with you when everything is staged: progress photos never quite show everything you see in person, but once I break out my good camera complete with wide angle lens, you get a better picture.... literally.

 

 

The charm of this house is really going to show through once things are finished and the house is staged!  I did decide to go dramatic behind where the stove will be and did a contrasting navy tile.  You can't see in the progress photo, but the tiles are all the same texture pattern with just the color different behind the stove.  There will be a recirculating vent hood covering up the plug (and hole where there had been a wire poking through).  For a small house with a limited kitchen size, this room feels spacious!  I tried to maximize every opportunity for counter space as well as cabinetry.  Remember, where the stove is going used to be the pass-through to the living room?

 

 

Handy dad stepped in to help out with some landscaping and curb appeal.  He raked out the existing gardens so we can plan out where we want new ones and scrubbed some grime from the exterior siding.  We have a couple curb appeal details up our sleeves, but you'll see those soon enough!

 

 

I'm hopeful that inspections and floor refinishing will be happening next week and then the following week we will be listing!!!  If you know anyone in the market for a charming, small house with a spacious yard located just over a mile from the commuter rail, send them my way!  Perfect commuter location if I do say so myself.

Things are moving along!  It's really hard to show it all to you though, because everything is taped off for paint.  What's covered up in the below image is where the fridge will be and a cute little window seat!

 

 

The bedrooms will be getting my favorite shade of gray- Benjamin Moore's Balboa Mist, while everything else in the house will be going white.

 

 

With just primer and opening up the stair wall (before pic below) it's already feeling bright and airy.

 

 

As a whole there's still piles of boxes, tile, messy floors, and such, but if you look past it and see the trim, primed walls, and such, you can really see that the house is coming together!!

 

 

I still need to bring some pizazz to the exterior, though on a tight budget, and will be doing that with a bright color on the exterior doors and some house number ideas I have up my sleeve.  This morning I was debating the green or the blue door color and went with the blue because it just POPs so much more in person!

 

 

Aside from a new mailbox, I've ordered just about everything on my list and it's all waiting to get installed.  We're still planning to list in just a few short weeks and for once I'm not freaking out about it!  I'm getting antsy to see it done and sold, but I know my contractor has it under control.

Cole the Flip House: Week 10

Every day, more and more is coming together at the flip!  Finish work is happening left and right and you know how excited I get then!

This week, all the interior doors are in and they look fantastic!

 

 

Most of the window trim got installed.  I went with a style to match what was originally in the house which just makes me so happy.  It's a pet peeve of mine to have an antique home with modern colonial door and window trim.  It doesn't fit with the house's character and looks out of place.

 

 

Did I mention that countertops are in too??  I varied from my original thought of white quartz in order to keep on budget, but you know me.  I'm not going to compromise on style.  If I didn't think these granite counters would look amazing, I wouldn't have gone with them.  I can't wait until the backsplash goes in!  Keep in mind, the kitchen is so dusty right now, once cleaned up those cabinets will be just perfect.  The trim on top of the cabinets and the backsplash tile are going to take this kitchen to an awesome place!

 

 

 

 

I haven't done a flashback pic on this house yet since it's been progressing pretty steadily, but I'm not really missing the orange cabinets.

 

 

The more dramatic progress shot is from the kitchen to the dining room, though.

 

 

 

See, that wall needed to go away and I'm so glad it did!

Hopefully this coming week I'll see painting, more electrical (which was also in progress this week as well), plumbing, and more tile!  Even though it doesn't feel like it just yet, this is the home stretch.  I need to get my details in order and pick up a few additional staging items so this house shows as best as possible!
