Nessie the Flip House: Reveal Part 2

Ok, now that you're caught up, let's talk bathrooms!  When we bought this house in July, she only had one dark bathroom.  Now she has one bright full bath and a spacious, utilitarian laundry/powder room.  My own house is jealous.  Back in July, the lone bathroom looked like this:

 

 

It was a decent size but felt like a cave.  Not anymore!!!!  I honestly keep forgetting that the window wasn't always in the bathroom.  It feels like it belongs!

 

 

A new built-in linen closet replaces the tall cabinet that was once there.  I still have adjustable shelves that need to be installed in the closet, but I hope people will be so busy falling in love with everything else at the open house this weekend that they won't hold it against Nessie.

 

 

 

Downstairs in an unfinished area that once just held the washer, dryer, a utility sink, and lots of plumbing piping.....

 

 

...now stands a clean and bright laundry/powder room!

 

 

I tried to pack as much functionality into this space: a space for laundry baskets, large shelf with bins for loose change/lost socks/whatever you need them for, a mirror with a shelf, and tile that will hide all sorts of dirt and messes.

 

 

 

 

I really love how these spaces turned out and I hope you do too!  The key to making a small house feel comfortable and not cramped is by making the best use of the space available and that's exactly what I did.  Added light and function are never going to be a bad thing when selling a house!

 

I'm saving the best reveal for last!  I'll be back this afternoon with the kitchen and open living area reveal!

Nessie the Flip House: Reveal Part 1

The time has finally come and the house is LISTED!!!!!!!!!!!  Phew!  This was a long and expensive reno, but I'm hoping buyers will see the love and potential this house has!  What started as a dark, dated house has been opened up and brightened up, but I'm going to be a big old meanie and wait until the THIRD part of this post to show you the new living area and kitchen because it's THAT GOOD and I need to build suspense.  Don't hate me too much, it will be well worth the wait!  There's plenty of goodies to show you in the rest of the house though!  Part 1: the exterior, bedrooms, and bowling alley!!!

 

Before we make it inside, the outside got a minor curb appeal makeover.

 

Without taking the time to go in front of the zoning board for approval, I wasn't able to add a portico or porch, but paint, trim, and a new window made a huge difference!

 

 

For the size of the house and the neighborhood, the yard is a huge asset.  Large driveway, new patio, and a great area to play or entertain- a bonus hidden under there is the brand new septic system!

 

 

I'm so glad I decided to paint the siding- it refreshed the whole house!

 

 

Heading inside (but skipping over the open concept entry, living area, and kitchen for now), the largest bedroom got fresh paint, refinished wood floors and a giant injection of sunshine in the form of a new window.... or rather a relocated window with the new picture window in the living area.  The room used to feel small and dark.

 

 

I promise, this is the same room.  The window makes a HUGE difference!  Ok, so maybe my new wide angle lens helps too.  It's really the window, though.  I swear.

 

 

The medium sized bedroom got a little love too.

 

It got a new spacious closet, a newly installed wood floor, and my favorite craigslisted mid century bedroom set that has found itself in all my staged flips.

 

 

 

The small bedroom with the giant closet just got a refresh and staging as a home office.

 

 

I made sure, however that if desired, a twin bed would fit comfortably in this cozy room!

 

 

 

Downstairs, one of the selling features of this house is the LOOONG room affectionately called the bowling alley.

 

 

With new vinyl wood-look plank floors, drywall ceiling, and sleek LED lighting, I hope buyers will be able to see how usable this space can be!  Just imagine a comfy sectional in front of the big screen tv on one end with an area for working out or kids playing on the other end.  I'll admit I decided not to spend a lot of energy staging this space and it just got some extra pieces that I had.  The important thing that I wanted to show is 2 usable zones.

 

 

 

 

This past weekend, Hubby/the best realtor you could ever want invited the family of the estate that we bought the house from back to see the dramatic changes.  Aside from seeming to be pleased with the transformation, they revealed that they called this room the bowling alley too.  It really named itself.

Shorty the Flip House: Kitchen Reveal

Have you been digging the reveals so far this week?  I feel like I've been building up to today's post.  If you haven't checked them out yet, before I put the cherry on top with today's reveal, click over to the before and after reveals of the living spaces, bedrooms, bathrooms, and exterior.

I'm SOOO excited to show you Shorty's kitchen today!  The previous kitchen had been a labor of love once upon a time, but aside from years of neglect, it had a few issues that I knew I could fix.  First of all, it was too contemporary a kitchen for a vintage home- there were no nods to the architecture of the rest of the house.  Second of all, I could see a better layout which would make the kitchen feel even larger.  Lastly, functionally, with a sink (in the back right corner), trash compacter, dishwasher, and fridge all squished in next to each other, the space available wasn't properly used.

 

 

 

Seeing those pictures again makes me even giddier to show you what the space looks like now.

Drumroll please....

The cabinet space is more strategic which maximizes storage while keeping it as open as possible.  There's a proper function "kitchen triangle" with the sink, stove, and fridge near each other but no longer crowding.  And can we just talk about how big the room feels now??

 

I can't take credit for the skylights since they were a part of a previous kitchen renovation, but they do WONDERS to helping the room feel open and bright.

 

The new sink location was a kitchen game-changer.  By moving it out of the corner, the sink becomes a part of the kitchen and someone standing at the sink can look right and see into the dining room, look left and see out to the back yard.  No one puts Baby in a corner.

 

My contractor (and his tile guy) were less than pleased with my tile choices, but sorry not sorry... the floor and backsplash tile rock my world.

 

Opening up the wall between the kitchen and living room was totally the right decision as well.  What was originally an opening the size of a door got opened to around 6 feet wide and helps to connect the entire first floor.  Rooms in antique houses are naturally more segregated due to the way people lived at that time.  While so many people love open concept these days, I think what's more successful in houses like these is creating the connection without opening everything up fully.

 

 

 

I know I mentioned it early in the process, but let's talk about WHY I did what I did here.  I mean, this is a flip, so shouldn't I have played it safe and done white cabinets?  HA.  As I always say, you need to give buyers something to fall in love with and in this house, I was banking on the kitchen (and it totally paid off!).  Painted cabinets and color were not uncommon in antique kitchens, and having a kitchen this size to play with, I KNEW it could pull it off.  I didn't want to shock potential buyers, however, so I kept all the other elements (tile, countertop, etc) neutral with a bit of architectural interest.

 

Are you as in love with the kitchen as I am??  I'm jealous that I don't have a kitchen like this in my own house... I might actually want to cook if I did! I hope this reveal was well worth the wait!!
