Nessie the Flip House: Week 24

This project has dragged on for longer than I had hoped, but we're finally listing NEXT WEEK!!!!!  There's lots of minutia to finish, but she's looking super pretty!

 

Since last you saw Nessie, she's had a bit of work done.  I tiled the backsplash and am SO happy that I decided to go bold.  That, my dears, is how you can add character into a seemingly simple house.  Well, that and blue cabinets.  I can't wait to get the vent hood up today!  The electrical wire needs to get relocated and I unfortunately didn't realize it until the tile was already done.  I'll be holding my breath as my electrician drills through the tile to get it in the right place.

 

 

The window wall got some love and tile too.  The bin above the sink is awaiting a few potted herbs which is going to really (both literally and figuratively) bring some life into the space.  I am making a switch here, though.  After getting the kitchen faucet installed, I realized that it's just a touch too large for the sink.  Not visually, but functionally.  It hits in the wrong place in the sink and creates quite a splash zone when you're washing something in the sink.  Luckily, we could really use a new faucet in out own house (where there's a bigger sink) so my plumber will be swapping this fixture out for a smaller scaled one.

 

 

The floors got their final coat and more painting happened.  Painting always feel like and endless process.  Even though I hired it out this time, it always seems to be one of the first things started and last things finished.

 

 

While the bathroom still needs more paint, it got a good scrub down and accessories installed.  I need to put up a fun shower curtain, but I love how this bathroom has turned out so far!  The giant mirror is the perfect touch in here.  It adds a focal point and keeps the space feeling open and bright.

 

 

In a less pretty and finished area, the basement is also coming along.  A couple stairs got replaced that had chunks cut out of them and the transition from the hallway to the bowling alley got finished.  Stairs and wall need paint and the stairs will be getting new rubber treads (all within the next week or less EEEEK).

 

 

Never fear, though, the laundry/powder room is looking pretty finished and I have a feeling will help sell this house.

 

 

It's not glamorous, but she got a new electrical panel!  So much of the budget in this house went to the things few people see- electrical, plumbing, heat, ac.

 

 

Lots of stuff still to finish and I'm trying not to get too wound up about it.  Within the next week:

  • painting needs to be finished (a bit nervous about this one)
  • ac vents need to be installed
  • vent hood needs to be installed
  • closet systems need to be installed
  • electrical needs completing
  • lots of little items
  • final inspections!

 

You may have already made the deduction, however if we plan to list the house next week that means that next weeks post will include final staged reveals!

 

 

We're optimistic that this will be a fast sell!  Like I mentioned when we bought this house, it has LOCATION LOCATION LOCATION and in this town, there are currently NO other houses available in the price range we'll be listing.  I'm crossing my fingers!!  If you know anyone looking for a starter home in Wayland, MA shoot me an e-mail and I'll happily provide more info!

Nessie the Flip House: Week 22

We're in the home stretch as this house is really looking livable!  Also looking a bit like a winter wonder land.

 

 

There was a bump in the road this week, however.  I stopped over Christmas evening to shovel and found hot water puddling onto the tile floor in the laundry room!  After a panic and a few choice words, I shut off the hot water to a sink that was running and wasn't supposed to be.  It seems to have been a comedy of errors (although not so funny at the time)- a valve that wasn't shut off and should have been by the plumber... which would have been just fine if the faucet I had gotten didn't break when no one was there...  All of that would ALSO have been fine if this wasn't a below-grade bathroom that needs the waste pumped UP into the septic system and guess what wasn't on yet.  That's right... THE PUMP!  So the running water backed up into the pump and subsequently out the toilet.  Luckily it was all new plumbing and a new toilet so no unsavory waste was spilled.  Even luckier is that there wasn't enough water to do any damage.  A few baseboards got wet, but seemed to dry out just fine.  Drywall escaped damage and no water got into the bowling alley so major crisis averted.  Just enough of a crisis to get my heart pumping.

 

 

Other than the "excitement" of catastrophically non-working plumbing and now thankfully working plumbing and flushing toilets (!!!), only a few things got taken care of this week.  The electrician has been plugging away at his list.

 

 

And my contractor created a bench top for the dining bench as well as a new ledge for the bowling alley entertainment nooks- both of which will get painted in the trim color.

 

 

Mom and Handy Dad have been helping with the prep for all the final painting so that we can get the last coat on the floors next week.  So close to finishing!!  The only thing I'm debating on now is the "fud" room that I talked about back at week 8.  I still think it would be a nice feature, but I'm not sold on how necessary it is.  I think it will really come down to timing!

 

 

 

Next week will mostly consist of painting, backsplash tiling, and hopefully the final coat on the floors so that we can STAGE the following week!!!!  This house needs furniture!

Nessie the Flip House: Week 21

GUESS WHAT!!!  TOILETS!!

 

 

They aren't 100% functional yet, but will be by the end of the day today!  The powder room toilet is a new style for me because it needs to pump up to the septic system.  BUT this little toilet means that this house has officially gone from a 3 bed/1 bath to a 3 bed/1.5 bath- a big deal for value!

 

Again it was a challenge getting clear pics yesterday to show you this week's progress because it was a busy house: the plumber had his stuff everywhere, and I couldn't walk on half the floor due to a fresh coat of polyurethane.  Next week, I'll be able to show clear pictures without stuff everywhere as the house starts it's clean-up (!!!!!).  In addition to plumbing, lots of electrical happened, as did more baseboards, kitchen toekicks, and my kitchen bench finally went in!!!

 

 

I know it doesn't look it yet, but this bench will be the dining room.  I'll be putting a table right up to it.  With no true dining area in this house, I'm creating one with this bench.  The staging will make it all clear!!  Soon, I promise!

 

Further in the kitchen, again, yay plumbing and dishwasher!  And To Do lists!  Each room is now sporting my signature To Do lists and I hope that most will get checked off within the next week.

 

 

I know my tile choice isn't going to resinate with all of you (especially since only 87% of you loved it on instagram stories), but I think it's exactly the statement this house needs!  Bold? you bet.  I've mentioned before that I don't like to play it too safe on these flips.  I'm literally banking on someone falling hard for this house and generic finishes just don't inspire that kind of passion.

 

 

The only area that's currently clean, unfortunately, is the living room, entry, and front bedroom so they could get fresh floor finishing.  Under the necessary construction clutter, this little house is really starting to shine and I can't wait to show you!

 

 

I'm excited to start the clean-up, finishing, and final decent of this house back to being live-able!
